Well that’s exactly what you’ll get with our Guaranteed Rent Service, it’s the ideal solution for busy landlords!
Here at The Accommodation Agents we understand the pressures of owning and managing rental properties, especially multi-let HMO’s, that’s why we offer a Guaranteed Rent Service to landlords of HMO properties in Southampton and Portsmouth. Simply put this is a service where we become your tenant and sub-let the property to carefully selected tenants of our own.
Although we would become your tenant it won’t be the landlord-tenant relationship that you may be used to, far from it. We will be the best tenants you have ever had and we will guarantee your rent every month, whether there is a tenant in place for our sub-let rooms or not. In addition, we handle the property management and all tenant issues for the entirety of our contract with you completely free of charge (usually a minimum of 24 months). At the end of our tenancy with you, the property will be returned in the same (or better) condition so maintaining the value of your asset. Any damages caused by our tenants will be repaired by us at our own expense.
The way the service works is that we rent the property from you at a rate slightly lower than the current market value for an HMO property and then sub-let the property on a room by room basis, for the full market value. In return we provide you with the following:
